Hi, I'm Jury Hernandez, a Kissimmee real estate agent specializing in selling single-family homes. Today, I am reviewing 11 frequently asked questions from Kissimmee homeowners thinking of selling. Here we go!
#1 What Is My Kissimmee Home Worth?
I strongly recommend getting a local real estate professional like me. So you get an accurate price range. I know it's easier to do it online and not talk to anybody, but having a professional like me come in and assess the value of your home is much better than just going by Zestimate. I have nothing against Zillow, but they admitted that an algorithm cannot give an accurate evaluation of a home. It's just not possible.
#2 How to Get to Dollar for My Home?
Obviously, you want to sell for the highest possible price to get the most out of it.
To do that, it starts with realistic expectations of how much you can sell your property. If you want to sell your property for $2 million, but there is no evidence that you could sell your home for that much. You're going to be disappointed. Have realistic expectations and create a plan with your real estate professional (Me. subliminal message). No, but seriously. have a plan. This leads me to question number three.
#3 What Do I Need to Know About Preparing My Home for Sale?
Okay. Whether you sell your home in the next three months or in five years. You want to know what you need to do to prepare to sell your home. So I always tell my clients this starts with the
most simple tasks. Deep clean. Declutter. And that means organizing also. And the personalize. Those are the things you want to take care of from day one. If your house needs major updates like the roof and you want to sell it in an as-is condition, know it will be reflected in the price.
Now if you want to do some updates to your home to make it look more appealing to buyers yet cost-effective, here are a few things to consider:
- Fresh paint inside and outside.
- Update light fixtures.
- Fix up the main entrance.
- Revamp your home's curb appeal.
If you are thinking of renovating the kitchen, let me share this, if you spend $30,000 on your brand-new kitchen. That doesn't mean you'll get those $30,000 in the value of your home. Just keep that in mind.
So start with the 3D Plan: Declutter, Deep Clean, and Depersonalize your home. That will be the first step to preparing your home for sale.
Now question number four,

#7 Who Pays The REALTOR Fees in Florida?
The seller pays the realtor commissions. Okay. You have your own closing fees. As well. And the buyer has their own closing fees to answer the question. The seller pays for the realtor's commission.
#8 What is The Average REALTORS Commission in Kissimmee, FL?
There's no such thing as an average commission, right? Depending on their services, everybody charges a different commission; you have different pricing structures.
You have discount brokers. These are the most affordable ones, but you're going to be hands-on, and you don't have Representation. And those between 1% or two or 3% commission. But that's if you want to take the risk. A full-service broker will charge between a 6% and a 9% commission. Again, it depends on what they have to offer. So if you're curious about my commission, schedule a consultation. I'll be more than happy to review the plans and what we offer. Just call or text me or book the consultation at the link below.

So you've been doing your research. That's how you came up with, what is my home worth? And then you figure out that you needed a realtor, and now you're exploring your options. You want to know if you can do this alone and see if you can put it on the multiple listing service without a realtor because you know that the multiple listing service broadcasts to the entire city, state, country, and world. So you want to know if you can do it on your own without a realtor. And the short answer is no. The multiple listing service, or MLS for short. This software is licensed to real estate professionals only. The general public does not have access to the multiple listing service. So I'm sorry. The answer is no.

#11 Should I sell my home to "We Buy Houses for Cash" companies in Kissimmee?
