Florida living is all about enjoying the outdoors, sucking up the sun, staying cool in the water, and if not at the beach, the next best thing is owning a home with a private pool.
If you are looking for a pool home in the Kissimmee/ Davenport area, then this article is for you!
Having a pool in your own backyard sounds like a dream come true, but before you buy and start enjoying your new pool home, there are a few tips you need to know.
Here are Seven tips to help you find your pool home:
Tip #1 Pool Safety Features
Safety is number 1 in my book. But not all pool homes come with safety features. You will have to negotiate to get a credit or have the seller install them. Otherwise, the responsibility falls on you. And this could mean hundreds if not thousands of dollars out of pocket.
Now, what safety features should you look for?
When searching for pool homes, look for these safety features:
-
A pool cover or screened-in enclosure with secured entrances.
-
A removable mesh fence.
-
A fence around the pool (fenced-in backyard).
-
Doors and windows with direct access to the pool must be equipped with an exit alarm.
-
Depth markers.
Tip #2 Decide on Pool Type
-
Do you want an above-ground pool or an inground pool?
-
Another thing to think about is whether or not you want a saltwater or freshwater pool. Saltwater pools are becoming increasingly popular because they're easier to care for than freshwater pools (no chlorine needed!) but can be more expensive upfront if the current owner is not maintaining the pool properly.
-
Side Note: If you are interested in new construction homes with a pool, please note that most of the builders are only building homes with pools in communities zoned for vacation rentals.
Tip #3 Maintenance Costs
Another important thing you need to consider when buying a pool home is the cost of maintaining the pool. Pool maintenance can be costly.
Here are some of the typical maintenance costs:
Monthly maintenance: Hiring a company to clean up the pool and balance the water PH levels. If you are maintaining the pool yourself, factor in chemicals costs and equipment.
Annual maintenance: Fix cracked tiles or replace a pump.
Side note: Budget for any unexpected expenses.
And finally,
Seldom maintenance: Resurfacing the pool every 10 to 15 years. Replacing the liner can help your pool last a lifetime.
Tip #4 Insurance Costs
Another cost to consider is insurance. Homes with pools typically have higher insurance premiums than homes without pools. Because pools pose a liability risk, you could be held responsible if someone is injured while swimming in your pool. Talk to your insurance agent about what kind of coverage you need and how much it will cost.
Tip #5 Hire a Good Pool Inspector
Finally, one of the most important things you need to do before buying a pool home is to find a good pool inspector who can check the condition of the pool and decking area. In addition to looking for any obvious signs of damage, the inspector will also test the water quality and check that all equipment is in good working order. Be sure to ask for references and check them before hiring anyone.
Pro Tip: Hire a pool repair company to inspect the home. They will be able to give you a report on the pool and an estimate of what the repairs will cost.
And my last Tip:
Tip #6 Get Info. From Seller: What Condition Is the Pool In?
Learn as much as possible about the condition of the home. Here is a list of questions you can ask the owner before you make an offer:
-
When was the pool installed?
-
Were permits pulled for the installation?
-
How old is the liner?
-
What are the materials inside the pool?
-
Has it ever leaked?
-
Number and placement of drains and returns
-
Equipment Age (water pump, water heater, etc.)
-
What chemicals are used to maintain water chemistry?
-
Is there a warranty?
-
Who was the manufacturer, and who installed it?
Tip #7 New Construction Pool Homes
If buying a brand-new home is more appealing, know that most builders do not include a private pool. So, before focusing on new construction homes, find out what communities are building private pool homes.
