And although it might be tempting to get your home evaluation from these sources I strongly recommend getting a local real estate agent like me. So you get an accurate price range. I have nothing against Zillow, but they admitted that an algorithm cannot give an accurate evaluation of a home. It's just not possible.

Obviously, you want to sell for the highest possible price to get the most out of it. To do that, you must start with realistic expectations of how much you can sell your property for. If you want to sell your property for $2 million, but there is no evidence that you could sell your home for that much. You're going to be disappointed. Have realistic expectations and create a plan with your real estate agent (Me. subliminal message...). No, but seriously. Have a plan.
And while we're talking about a plan, when reviewing your property's listing price make sure you have an expense sheet breaking down all closing fees and includes your mortgage loan pay off.
This leads me to question number three.
#3 What Do I Need to Do to Prepare My Home for Sale?
Okay. Whether you sell your home in the next three months or in five years. Here is what you need to do to prepare your home. So, I always tell my clients this starts with the most simple tasks. Deep clean, Declutter (that means organizing also), And Depersonalize. Those are the things you want to take care of first.
If your house needs major updates like the roof and you want to sell it in an as-is condition, know it will be reflected in the price.
Now, if you want to do some updates to your home to make it look more appealing to buyers yet cost-effective, here are a few things to consider:
· Fresh paint inside and outside.
· Update light fixtures.
· Fix up the main entrance.
· Revamp your home's curb appeal.
If you are thinking of renovating the kitchen, let me share this, if you spend $30,000 on your brand-new kitchen. That doesn't mean you'll get those $30,000 in the value of your home. Just keep that in mind.
So start with the 3D Plan: Declutter, Deep Clean, and Depersonalize your home. That will be the first step to preparing your home for sale.

#4 How Do I Determine an Accurate Asking Price For My Home?

#7 Who Pays The REALTOR Fees in Florida?
The short answer is: The seller pays the agent's commission.
The commission is paid when the home closes. At least with my brokerage, we won't ask you for any upfront marketing fees, we are not that type of agency. If we don't sell your property we won't charge you regardless of the amount of time and effort invested. Why? Because you hired us to sell your home.
We will work hard to get your property sold. We won't stop until we do.
#8 What is The Average REALTORS Commission in Kissimmee, FL?
Let me give you a little insight, there's no such thing as an average commission. Real Estate company commission structure varies depending on the services offered.
You have discount brokers. These are the most affordable ones, but you're going to be hands-on, and you don't have Representation. And those between 1% or two or 3% commission. But that's if you want to take the risk.
A full-service broker will charge between a 6% and a 9% commission. Again, it depends on what they have to offer.

#9 Can You List Your Home on the MLS Without a REALTOR?
So you've been doing your research. That's how you came up with, what is my home worth? And then you figure out that you needed an agent, and now you're exploring your options.
You want to know if you can do this alone and see if you can put it on the multiple listing service without an agent because you know that the multiple listing service broadcasts to the entire city, state, country, and world.
So you want to know if you can do it on your own without an agent. And the short answer is no. The multiple listing service, or MLS for short. This software is licensed to real estate professionals only. The general public does not have access to the multiple listing service. I'm sorry. The answer is no.
#10 Are There Benefits To Selling My Home By Owner?
The National Association of Realtors (NAR) reports that homes sold directly by their owners generally go for lower prices. To illustrate, the NAR found that in 2020, properties sold by a real estate agent had a median price of $318,000, while for-sale-by-owner (FSBO) homes had a median price of $260,000. This indicates that FSBO houses typically sell for approximately 18% less than those sold by an agent, which greatly outweighs the savings from not engaging an agent.
Finally. Question number 11. You're doing your research. You're exploring options other than hiring an agent.
#11 Should I sell my home to "We Buy Houses for Cash" companies in Kissimmee?
Let's be honest here. These investors are looking for profit. Whole sellers are not looking to buy your property at market value. They're, however, looking to buy your property at a substantial discount that will yield the most profit. So. It's up to you.
These companies can buy your property faster, yes. On average, Two to three weeks (not always). But what are you leaving behind?
